Prior to closing on a property, a “walkthrough” is likely to be scheduled for you. This is often the day before the closing, or the day of the closing, and allows you to ensure that all is well with the property, and that no “surprises” have occurred since the inspection. If you attorney or agent does not suggest or offer a walkthrough, it is probably in your best interest to ask for one. Here is a partial list of things to keep in mind and look for. Many of these items were perhaps covered by your home inspector, however, a lot can happen between inspection and closing – better safe than sorry.
Assess the exterior of the property
Confirm that the property is and can be secured (doors, windows, etc.)
Check appliances, plumbing, heating, and other major systems, to make sure they are still operating.
Check any required repair work that was agreed to
You may also want to bring a copy of your inspection report, attorney review letters, and contract. In addition, at closing, be sure to obtain the following, or at least find out where they have been left for you.
Keys to every door
Alarm codes
Garage door openers
System and appliance manuals
Receipts for any promised repairs
Remotes for access gates, keys to common areas of the community (pools, clubhouses, etc.)
Prior to closing, be sure that all utilities have been transferred or are scheduled to be transferred to your name. This is especially important in cold weather, when a shut off of utilities, rather than a transfer, could result in frozen pipes or other issues. Your attorney and realtor may also have other specific recommendations for you, so you should also consult with them.
