Hopefully you had a fun and safe 4th of July! We spent it with our families, on and off the water, and had a good time! This included watching some fireworks out on the bay. If you enjoy fireworks (and even better if you have boat), consider visiting Brick’s Windward Beach (up the Metedeconk) on Thursday, July 19th, and Thursday, July 26th – Brick sponsors evening concerts, and the fireworks start around 9:00. Anchoring out is the best way to see them, but they can also be seen from much of Bay Head and Mantoloking. Jenkinson’s also has fireworks most Thursday nights, all summer long! If you prefer to have a little food with your fireworks (by land or sea), Reels at Pier 281 may interest you.
All is well and busy in both towns – construction continues on the new Mantoloking borough hall, and beach replenishment is expect to resume in Mantoloking in mid-August (near 1071 Ocean Avenue), and continue north into Bay Head. Tax Law and Flood Insurance
At the moment, there are two big news item that are of local and national interest. One is the “Tax Cuts and Jobs Act” (which continues to make waves) – as with any legislation, it is often a compromise. You can find an article from the National Association of Realtors with all of the details here. It explains the positive aspects of the new tax law, and also some possible negative elements. The other item of concern is the reauthorization of the National Flood Insurance Program. Currently, it is only authorized through the end of July 2018 – if it is not reauthorized, that may cause some issues! Selective, one of the companies that writes many flood policies says the following:
“New Policies: The NFIP is not authorized to issue new contracts for flood insurance received or requested after July 31st, 2018 until Congress passes legislation reauthorizing the NFIP. During such period, the NFIP will have limited ability to issue:
New policies, including those obtaining mortgages from federally regulated lenders;
Increased coverage on existing policies, including property owners refinancing existing mortgages; and
Renewal policies.”

Around the Towns
For those of you who didn’t know, the Point Pleasant Beach Trolley now stops at Charlie’s in Bay Head. It also stops at many locations throughout Point Pleasant Beach. More details (schedule and the like) can be found by contacting the Point Pleasant Beach Chamber of Commerce at (732) 899-2424. The Mantoloking Environmental Commission has just published its second quarter newsletter for 2018 – it documents their current activities and future plans, and can be found here. The county’s hazardous waste collection program is in full swing – one drop off is scheduled for Brick, August 11th, from 9 to 3, and another on September 29th, from 9 to 3 in Point Pleasant. Both programs require registration, and a flyer can be found here. Republic, the garbage and recycling company that serves Mantoloking recently published two flyers about recycling – what can be recycled, and recycling “best practices.” The state has also adopted the Recycle Coach app as a better way to educate its residents about recycling.

The next Bay Head council meeting is on August 6th at 7:00PM, the next Bay Head planning board meeting is August 15th at 7:30PM. Bay Head’s Non-Voting Tax Payers meeting is on August 20th at 7:00PM.
Upcoming meetings in Mantoloking are as follows – Planning Board, July 19th, at 6:30PM, Planning Board, August 2nd, 6:30PM, and then the August council meetings at 5:30PM on August 14th (Agenda Setting Meeting) and the Regular Business Meeting at 5:30PM on August 21st.

Market
The market activity in the last 30 days has mostly been off of the water, in the under $2,000,000 price range. We do not see a cause for this trend, but hopefully it will change soon, with an increase in bayfront and oceanfront activity! If you are talking about putting your home on the market, now could be a good time, in that the inventory is still somewhat low. As always, all of our current listings can be found on our website.

In Mantoloking, there are currently 31 homes and parcels of land on the market (up 2 from last month), and 2 properties under contract, also including a number involving us or agents from our office. In the last 30 days, there have been no closings in Mantoloking.
