Market
We continue to see good activity in all of the local markets that we serve - Bay Head, Mantoloking, and beyond. A few highlights from the last several weeks:
Our listing at Bay Point Harbour recently sold for $150,000 more than asking price, after multiple offers, and only 12 days on the market.
717 East Avenue, Bay Head, was placed under contract by an agent in our office. With an asking price of $17,000,000, this is the most recent transaction of this magnitude - this segment of the market had been quiet.
Clients of ours have placed 525 East Avenue under contract as well, and we expect that to close shortly.
We have a listing coming soon in Bay Head that would be a good alternative to Bay Point Harbour - reply to this email, if you’d like to be “on the list!”
Well priced homes and properties continue to sell, sometimes over asking price, and with multiple offers. All of this continues to make proper pricing and marketing even more important!
Our recent listing at 904 Arnold Avenue, Point Pleasant had more than a dozen showings, and quickly went under contract. It is expected to close soon.

Trivia Answer….
Did you know the answer to the Trivia question? Mantoloking may literally mean “frog ground”? The borough’s name comes from the Unami language of the Lenni Lenape - the Native Americans who originally inhabited New Jersey. It may translate to either “frog ground” or “sand place.”

P.S. Who do you know that is considering a move to (or from) the area and might appreciate a local’s perspective on the market before they make a decision?
