We hope that you’ve had a good week so far! Spring has finally arrived - the ospreys are back, the hydrangeas are budding (as are all the other trees, flowers and grasses - along with the pollen) - summer is just around the corner, and Memorial Day is less than 30 days away!

Here is what is happening in our towns, the conversations neighbors are having, and the dates that you want to make sure are on your calendars before we kick into full season!

Of note in the towns, in Bay Head, wild turkeys have been seen recently walking down the street, and the groins at Mount and Karge beach access points have been repaired. Both are rare ocurrences! Photos of all of these can be seen in the gallery. Also found in this month’s gallery are scenes of the salvage of the abandoned sloop from Sea Girt’s beaches. In Mantoloking, less exciting, but also important, is the ongoing revaluation - if you have not already been contacted regarding an inspection, you will be soon.

News

There has been a lot of waterfront activity in Bay Head, Mantoloking, and the surrounding area in the last couple of months! Most interestingly, the groin repair work at Karge and Mount Streets. The work started about two weeks ago at Mount Street, and is now complete at Karge Street. The space between the dunes north of Karge Street was used as a staging area, and the rocks were transferred over the beach by large off road dump trucks (similar to what was utilized after Sandy), and placed using large backhoes. The groins extend to the edge of the current beach, and are mostly covered by the sand, except at low tide. The other waterfront project of note is the dredging of “Will’s Hole,” near the Wharfside, inside Manasqan Inlet. Sand is being pumped from the dredge area onto “dog beach” on the Manasquan side of the inlet. Once the work is complete, this area will be much safer for commercial and recreational traffic. Market

The market in Bay Head and Mantoloking remains strong, thought it is evolving. A few key facts from the past month:

  • Sales at the top end of the market (eg $10,000,000+) have slowed.

  • We have seen some recent transactions fail to complete attorney review.

  • There have also been recent price reductions.

Having said that, well priced homes and properties continue to sell, sometimes over asking price, and with multiple offers. All of this makes proper pricing and marketing even more important!

Our recent listing at 904 Arnold Avenue, Point Pleasant came on the market just last week and has already had more than a dozen showings and other interest. In addition, our listing at 69 Bay Point Harbour will be closing soon, having had multiple offers.

Of Note

  • Mantoloking Pre-Season Beach Badge sale started April 1 - and goes until May 25th! Don’t delay - after May 25th, badges go from $130 to $145 on May 26th.

  • The Bay Head Business Association booklets are out and you can pick up yours at participating BHBA businesses, while you’re supporting those businesses! Our office at 88 Bridge Avenue, Bay Head, also has some on hand.

  • Mantoloking is making plans to celebrate the country’s 250th birthday - more details to follow.

  • Mantoloking Bulk Pickup will be on May 7th. All items intended for bulk collection must be placed at the curb the evening prior to pickup. Please ensure that bulk items are not left with your regular household trash.

  • Mantoloking Revaluation - Revaluation of all properties within the Borough of Mantoloking has started. In some cases, inspections have already been scheduled. If you are not currently in residence, there is likely a postcard waiting at your front door. Inspection appointments are currently available in early May.   • NJ Shield Hometown Security Initiative Presents: Preparing for Summer 2026: The New Jersey Office of Homeland Security and Preparedness and New Jersey Shield, in collaboration with the Point Pleasant Beach Office of the Mayor, Point Plesant Beach Chamber of Commerce, Southern Ocean Chamber of Commerce, Point Pleasant Beach Police Department and the Ocean County Prosecutor’s office, invite you to attend a free Hometown Security Initiative Seminar on Wednesday. May 13th at 7 pm at Jenkinsons Pavillion, to learn about the current threat landscape, recognizing and reporting suspicious acitivity and NJOHSP Security Initiative.   • Townwide Yard Sale: Bay Head, Mantoloking, and Point Pleasant Beach residents are invited to participate in the upcoming Town Wide Yard Sale, sponsored by the Point Pleasant Beach High School PTO, on Saturday, May 30th from 9:00 am to 3:00 pm. The rain date will be Sunday, May 31st during the same hours. Please review the attached flyer for additional details on how to register for the event. To appear on the interactive map, you must submit your application by May 16th.

    Please note, all participating Mantoloking residents must complete a Garage Sale Permit Application The application fee will be waived. As part of the requirements, proof of donation in the amount of $25.00 paid  directly to the Point Pleasant Beach High School PTO must be submitted along with your application.

  • Bay Head Fire Company T-Shirt Contest: On August 15th, the fire company will host their 50th annual Clam Bake. In celebration, they are holding a design contest for the event T-shirt. Prizes for the winning designer are two event tickets, and two event T-shirts. Contact the fire company for submission details. This is the last week to apply. Designs due May 1st.

  • We are using a new platform to share our updates with you.
